Vetrina Windows partnered with Keystone Development on Monarq, a landmark adaptive-reuse project transforming a 1970 office building into a contemporary mixed-use property with 150 high-style residences. Joining in the early design phase, we worked directly with the architect and ownership team to evaluate window layouts, opening sizes, sightlines, and performance targets, balancing architectural intent with energy performance, code compliance, structural constraints, and budget.

As the project advanced, we led the shop drawing and coordination process for 323 custom uPVC windows, developing detailed schedules and elevations, aligning with existing openings and construction tolerances, and resolving conflicts early to streamline fabrication and installation. The result is a consistent, high-performance uPVC window package across all elevations, supporting Monarq’s new identity with inviting green spaces, breathtaking views, and exceptional transit and walkability.

A large-scale adaptive-reuse project transforming an existing office building into a modern mixed-use property.

Monarq is the most visible building in Montgomery County with a landmark location. Constructed in 1970, its antiquated design and building systems are being reimagined with the help of Vetrina Windows as 150 high-style residences that fuse cutting-edge design, inviting green spaces, breathtaking views, and ease of transit and walkability.

Vetrina Windows joined the project during the early design phase, working directly with the architect and ownership team from Keystone Development to evaluate window layouts, opening sizes, sightlines, and performance targets. Given the challenges inherent in converting an older office structure to a modern mixed-use amenity, careful attention was required to balance:

  • Energy performance and code compliance

  • Existing structural constraints

  • Budget and constructibility

Shop Drawings & Technical Coordination

As the project progressed, we took the lead on the shop drawing and coordination process, translating design intent into fully buildable documentation.

This phase included:

  • Alignment with construction tolerances and sequencing

  • Pre-emptive resolution of potential conflicts
